Flexible Waterproof Protection for Below-Ground & High-Moisture Applications
UltraFlex BA100 is a premium heavy-duty butyl acrylic waterproofing membrane developed for long-term
protection of concrete and masonry structures exposed to moisture.
Once cured, BA100 forms a seamless, flexible waterproof membrane that bonds securely to correctly
prepared substrates, helping to protect structures against water penetration and long-term moisture damage.
Designed for demanding waterproofing applications, BA100 is suitable for both new construction and
refurbishment projects.
KEY BENEFITS
• Heavy-duty butyl acrylic waterproofing membrane
• Flexible waterproof barrier
• Excellent adhesion
• Seamless membrane
• Crack-resistant coating film
• Water based
• Low odour
• UV resistant where exposed
• Weather resistant
• Suitable for positive-side waterproofing
• Suitable for below-ground applications
• Suitable for new construction and refurbishment
• Easy brush or roller application
SUITABLE APPLICATIONS
UltraFlex BA100 is suitable for correctly prepared:
• Foundations
• Retaining walls
• Basement walls
• Concrete structures
• Reservoirs and water-retaining structures
• Lift pits
• Planter boxes
• Concrete slabs
• Masonry walls
• General below-ground waterproofing
The substrate must be structurally sound, clean and correctly prepared before application.
FINISH
BA100 dries to form a seamless, flexible waterproof membrane.
The cured membrane is designed to accommodate normal substrate movement while maintaining long-term
waterproof protection.
Where exposed to sunlight, BA100 should be protected with an appropriate UltraFlex finishing system where
specified.
COVERAGE & APPLICATION RATE
For optimum waterproofing performance, BA100 should be applied at a total application rate of
approximately:
1 litre per m² in total
The total specified quantity must be applied over the complete system to achieve the required waterproof
membrane.
Coverage may vary according to:
• Surface texture
• Surface porosity
• Concrete finish
• Application method
• Project detailing
SURFACE PREPARATION
Before applying BA100:
• Remove dust, dirt, grease and laitance.
• Remove loose material and previous failed coatings.
• Repair honeycombing, blowholes and damaged concrete.
• Repair cracks using the appropriate UltraFlex repair system.
• Ensure concrete has cured adequately.
• Remove standing water.
• Prime where required.
• Ensure the substrate is structurally sound before coating.
Structural defects, movement joints and active water leaks must be repaired before waterproofing begins.
APPLICATION
UltraFlex BA100 may be applied by:
• Brush
• Roller
• Suitable spray equipment
Stir thoroughly before use.
Apply evenly to achieve the required total film thickness.
Allow each coat to dry before applying subsequent coats.
Refer to the Technical Data Sheet for complete application instructions.
AVAILABLE PACK SIZES
• 20 L
• 5 L
Approximate waterproofing coverage:
• 20 L: approximately 20 m²
• 5 L: approximately 5 m²
Actual coverage depends on substrate condition and application method.
COLOUR
Black
The black membrane allows easy visual inspection during application to help ensure complete and
consistent coverage.
TYPICAL SYSTEM APPLICATIONS
BA100 forms part of complete waterproofing systems for:
• Foundation walls
• Retaining walls
• Basement waterproofing
• Reservoir waterproofing
• Lift pits
• Planter boxes
• Concrete water barriers
• General below-ground protection
Where required, additional protection boards, drainage systems or backfilling procedures should follow
accepted construction practices.
IMPORTANT LIMITATIONS
• Do not apply to dirty, contaminated or unstable substrates.
• Do not waterproof over active structural movement without appropriate repair.
• Do not apply over standing water.
• Surfaces must be correctly prepared before coating.
• Apply the complete specified quantity to achieve the required waterproof membrane.
• Below-ground waterproofing should be protected before backfilling where required.
• BA100 is not intended as a decorative wall coating
